All of our units are privately-owned with invitations extended by the owners for your enjoyment. Each unit will reflect the owners' individual tastes and preferences. They have provided the following for your comfort; bed linens & towels, tableware, kitchenware/appliances, microwave, BBQ (not in every unit), TV, stereo, dishwasher, and washer/dryer. Every effort has been made to make sure the home is prepared for your arrival. The following are some items you may want to bring with you: special cooking items, flashlight, binoculars, beach towels, beach chairs and beach picnic supplies. There are carts in the parking areas to help transfer your belongings to your rental unit.
Rental prices listed on the vacation rental pages include tax, administrative and cleaning fees, minus the $200 damage deposit.
Rental Time Periods:
On Season - June 15th to Labor Day
Holidays & Peak Periods - Presidents Day, Memorial Day, July 4th, Labor Day, Thanksgiving, Christmas and New Years. All holidays and peak periods run Friday through Monday, Thanksgiving runs Wednesday to Sunday. July 4th, Christmas and New Years have varying time periods, ask for details.
All other times are considered off season. Specials run from October 1st until May 31st, except for any holidays or peak periods.
Confirming Your Reservation
Advance reservations: A deposit of 1/2 of the rent is due 14 days after the date of booking. The remainder of the rent is due 30 days prior to your arrival date. If the deposit is not received, the reservation may be canceled for non payment.
For short notice reservations of 30 days or less before arrival date, payment is due in full at the time of booking.
Forms of payment: We accept personal checks, cashiers checks, money orders and all major credit cards. Discounts may apply for cash payments in the forms of personal checks, cashiers checks or money orders.
All cancellations or changes are subject to a $50 administrative fee. If you cancel or change your reservation within 30 days prior to your arrival date, you are subject to forfeiting 1/2 of the base rental amount.
There are no refunds for early departures or inclement weather.
We require a $200 damage deposit that must be paid by check only. The deposit is refunded and returned to you within 30 days after your departure date provided that you have complied with the rules that are listed below.
Check in time is at 4:00 p.m. and is strictly adhered to.You will check in at our office and will be given keys and car passes at that time.
After you have arrived at the unit, take a minute to make sure that everything is in working order. If you do need assistance, please call our office and if it is an after hours emergency, call the South Gatehouse at 761-7744 and they will get in touch with one of our staff members for you.
Our office is open daily from 9:00 a.m. - 5:00 p.m. with the exception of a few major holidays. If you are planning on arriving after our regular office hours, your check-in information including keys and parking passes will be available at the South Gatehouse. The South Gatehouse is open 24 hours a day for your convenience.
Check out time is at 12:00 noon. Please return your keys and any other check-in items to our office upon departure. We welcome your comments and suggestions, as we are always improving our facility for our guests and owners.
Check Out Requirements:
Make sure when you are departing that you place your garbage in the outside receptacles, place your dirty dishes in the dishwasher, wash and put away all pots and pans, clean the bbq grill and remove the ashes from the fireplace. Please remove your food from the refrigerator, turn off all lights, heaters and appliances and close and lock all windows and doors. Finally, make sure that you have checked for all of your personal belongings as we can not be held responsible for any lost articles. If you do ask for an item to be returned there will be the cost of the postage as well as a $10 service fee.
Security Damage Deposit:
Your security deposit may be retained for the following reasons:
Bringing pets onto the property or into your unit. If you arrive with a pet you will not be allowed access to the property. If we receive a complaint about a pet either on the property, in a car or unit you will be fined $300 per day, per animal for every day of the term of your reservation and will be asked to leave the premises.
Smoking in any of our facilities is prohibited. All of our units are non-smoking and we ask that you smoke outside and dispose of any smoking debris in trash receptacles.
When using the fireplaces in our facilities, please make sure that the fireplace flue is in the open position to prevent smoke damage and please make sure to use only duraflame logs in the fireplace (no driftwood).
Damage to the unit or its contents, carpet and tile/vinyl damage, missing items will result in additional costs to the guests. Please do not transfer any belongings from the home onto the beach or to another unit.
Each unit is allowed a maximum occupancy. Having extra guests that exceed occupancy limitations may incur additional charges and eviction from the property.
We ask that you use your credit card or cell phone for long distance calls. Even though some areas are in the 831 area code they are still considered long distance. We also ask that if use the telephone service for your computer, please use your Internet providers 800 # for dialing out. Any charges will be deducted from your security deposit or charged to your credit card.
There is a 10:00 p.m. quiet time, but you should always be considerate of your neighbors and please do not run on the boardwalks or ramp ways in any of the upstairs condominiums.
Motorcycles, recreational vehicles and trailers of any kind are not allowed on the property. If you do arrive with one you will be asked to park by the gatehouse.
Please use the boardwalks and stairs at all times when going to or from the beach. Please be careful in the early morning hours as the boardwalks and stairs can be slippery.
Obey the posted speed limits and watch for pedestrians and wildlife.
Our office is open from 9 a.m. to 5 p.m. daily except for certain holidays. If you find that you need any supplies such as toilet paper, paper towels, etc. please come by and we will be more than happy to give them to you.
