Fees
A non-refundable administration fee of $100 will be added to each reservation. A fee of $50 will be charged for all returned checks. Although each property will be completely equipped for rental purposes, we cannot accept responsibility for aesthetic conflicts. We reserve the right to change units for any reason.
Deposits & Payments
For future reservation made further than 30 days in advance, a deposit, equal to 50% of the reservation plus the administration fee, is due and payable to At The Dunes 2 weeks after booking your reservation. A credit card is required for the deposit.
Final payment is due within 30 days of your arrival date along the with security deposit. For reservations made within 30 days of your arrival date, the entire amount including administration fee and security deposit is due in full.
A 24-hour courtesy hold is available without obligation. However, once you have provided your credit card information and are given a confirmation number, your reservation is guaranteed and subject to all cancellation fees.
Damage Protection
Renter agrees to pay damage protection, which shall be in the form of a VISA or MASTERCARD authorization or in check form. Failure to pay, Renter shall be responsible for damage costs and hereby authorizes At The Dunes to charge the credit card for the cost of repairs, replacement, services, telephone charges or extra cleaning for all damage, breakage and/or loss incurred during his/her stay. In the event of damage to the premises, its equipment, furniture, or carpeting.
Cancellations & Refunds
A refund minus a service fee of $100 of the total rent rate can be made if and only if property is re-rented.
If property is not re-rented:
- Cancellation prior the first deposit being paid will result in a $100 forfeiture.
- Cancellation after first deposit is paid and prior to 30 days of your arrival date will result in a refund minus a service fee of $100of the total rental rate.
- Cancellation within 30 days of your arrival will result in the forfeiture of your 50% deposit.
- Cancellation on the date of arrival will result in the forfeiture of the entire rental amount.
All notice of cancellation must be in writing.
Should the owner of any property elect to remove their property from our rental program, the guest shall not hold At The Dunes liable. In such an instance, the guest will be relocated to comparable accommodations determined by the rental agency. If comparable accommodations are not available, the guest will receive a full refund.
At The Dunes is not responsible for events beyond our control, e.g. inclement weather, maintenance issues. Optional travel insurance may be purchased at the time of making initial reservation payment. Travel insurance guarantees that in the event of a medical emergency or weather hindrances, you will receive a full refund, less the administration fee. Please ask a reservation specialist for additional information on travel insurance.
Check-In / Checkout
Check-in is at 4:00 PM at the property address. Use the key code provided on your arrival date to access the keys in a secure lockbox located at the property address. You will get an email the day before your arrival with a digital welcome packet and lockbox code. Check-out at noon and leave the keys in the secure lock box prior to leaving Pajaro Dunes
Home & Condo Equipment
All homes and condos are privately owned and equipped for basic vacation needs. Bed linens and towels are provided. Kitchen utensils and a starter supply of soap and paper products are made available for all rentals. You will need to bring or purchase additional supplies.
Telephones are provided. Local calls are free. Use a calling card or dial collect to place long distance calls.
Maintenance problems in the home or condo will be handled in a timely and professional manner.
Maximum Occupancy
Each property has a specific maximum occupancy. Take note of the maximum number of guests allowed in the homes and condos before making your reservation. This policy is strictly enforced.
Gatherings
Our properties are located in residential areas and are rented for personal vacation use only. Parties and other large gatherings are not allowed. Violators risk forfeiture of their deposit, rental fees, and eviction.
No Smoking
All homes and condos are Non-Smoking! No exceptions – $300 fine.
Pet Policy
No pets allowed – $300 fine.
Cleaning
Renter agrees to maintain the cleanliness of the premises during the occupancy and to leave the premises thoroughly clean and in good condition upon departure.
Additional Provisions
The agent may enter the premises at any time in the event of emergency, but will use its best efforts to give 24-hour notice for normal maintenance or inspections.
Additional Information
*The homeowners Association requires a quiet time of 10:00 p.m. But no matter what the time you should always be considerate of your neighbors, especially guests in the 1st and 2nd-floor condominiums.
*Motorcycles and recreational vehicles are not allowed in the parking areas. If you or a guest brings any of these types of vehicles you will be required to park in designated parking areas.
*Please use the boardwalks and stairs you will at all times and do not allow anyone in your party to walk on or play on the sand dunes.
*The speed limit on the south side of the property is 25 m.p.h. and the speed limit on the north side of the property is 15 m.p.h.
*After you have arrived in your unit take a minute to make sure that everything is in working order. If you find something that needs repair please call our office and we will do our best to make sure that it is taken care of. In some cases, we might not be able to take care of the problem immediately but we will do our best.
*You can reach the South Gatehouse at 761-7744 and the North Gatehouse at 761-7752.
Disclaimer
The Renter agrees that At The Dunes shall not be liable to Renter, Renter’s guests, invitees or any other person for any injury, loss or damage to any person or property on or about the rental premises. Renter shall hold At The Dunes harmless and indemnified from and against all loss or damage occasioned by use, misuses or abuse of any part of or fixture on the premises, surrounding areas and from or against any omission, neglect, or default of the Renter, his/her guests or invitees. The Renter acknowledges that At The Dunes acting solely in the capacity of Agent for the property owner, assumes no liability thereunder.
In Cypress only propane barbecue grills are permitted. In single-family homes, charcoal is allowed (but still not a good idea). In Pelican, barbecue grills are not permitted. Open flames, including propane fire pits/tables, are not permitted anywhere within Pajaro Dunes.
